Roof Vent Pipe Repairs

 Think about the last time you were climbing around in your attic. Do you remember looking at the pipes that were coming up through the ceiling below and exiting through the roof above? And did you notice water trickling down the surface of the pipes or water stains revealing that it had happened at some time in the past?  When you take a look at your roof vent pipes from vantage point of the rooftop, you should see a collar boot or flange hugging the bottom of the pipe on the surface of the roof. Some of these collars are made of metal, but you will also see rubber flanges. They give you a couple advantages in preventing water leaks through the roof. They stabilize the pipe where it sits in the hole cut through the roofing materials and cover the gap between the pipe and the roof. The sloped shape of the collar encourages falling rain to roll away from the vent pipe. The system works cleverly to keep things watertight until the flange is damaged.

 Both metal and rubber corrode and crack after years of exposure to UV rays from the sun, icy blasts in winter storms and pelting rain or hail. The adhesive compounds used to seal the collar can crack and shrink. Once the integrity of the flange is breached the area it is supposed to protect turns into a place for water to pool and leak directly into the roof deck and the attic. Left unattended these water leaks become torrential in a severe downpour and need roof vent pipe repairs as soon as possible.

 The leaks don’t always happen as a result of a failed collar.
